What are the best places to advertise an overseas property investment?
I'm looking to sell an overseas property investment that is SIPS approved in the Dominican Republic. Does anybody know any agents/ websites that I can go to in order to advertise and get word out there? Where would be the best place to start? And also if anyone has any tips/ things to avoid I would appreciate the info.

Go with a local broker in the Dominican Republic. But if that land is out in the boondocks, there will not be much demand for it, unless you sell real cheap, which I am sure is not your intention. I am an overseas absentee landlord and there is someone managing my home as a rental. They are recommending replacing the booster pump because it is broken (after 3 years). Doesn't that sound too short a lifespan for a pump? I know I am at the mercy of the property agent so I want to be better informed about what brands are best so I can do my own research.

Any of them should last longer than 3 yrs. Sounds like you have anpother issue. Good brands though are Flowtech, Grundfos, Hydrostar, and Davey.Which are the best property portals to search for an overseas property?

I find using the local agents a better deal than the UK based ones,less middle men to fiddle more money out of you. I didn't buy,but came close to it. If you use these usual agents that advertise overseas properties,they have a high mark up price,often as much as 40% above the true value,that's how they can wine and dine you while they show you around,so step carefullyare foreigners eligible to rent out residential apartment after purchasing it?
i mean, what r the procedures? once i buy the apartment, can foreigners rent it out to generate some income? if so, how? i know that i need to hire property agent to get the contract for renting out but what will be the terms n conditions in the contract in the context of new zealand? let me know thanks

There are no restrictions on overseas residents owning and renting residential property in NZ. Basically there are two ways to rent out the property. a) Advertise it and do it all yourself. If you're based overseas this can be difficult task to mainatin - especially when you have to find a new tenant. b) Deal with a reputable Real Estate company. Many, but not all, have rental properties on their books. If you get them to manage it properly, you will proably pay about 7.5% of the income for them to handle this. There may be other periodic charges like property inspection fees ($25.00 - $50.00 every 6 months). A good Real Estate company will find you new tenants and, if you give them the authority, arrange for repairs and and maintenance - which you of course pay for! Tenants have a responsibility to pay a 'bond' equivalent to 2 weeks rent and this is required to put into a 'trust' account. Estate Agents will handle this for you. Personally, if you are a busy person option B is by far the ebst way to go. I speak from experience. Then there is tax! Strictly speaking you have the responsibility to pay this. Many costs can be written off against the income, as can depreciation on the building and chatels. This is a brief summary so I hope it helps.how do you buy property in bali and move there from perth?

from what i can gather you cannot live there permanently, every 6 months you have to leave the country for about a week. when buying property there you need an balinese sponsor. Family friends run hotel accomodation on lembogan island and this is what they have told us. Try an advert in "The Lady" Magazine. It may be a long shot but they have an overseas jobs section. Check out their website. Good luck. You will be best to complete your tax return online using e-tax which is the free internet lodgment service offered by the ATO. You will need to include your rental income and expenses as well as any other income you have in Australia.what is the best thing to do in buying a property like a house?

Forget about the crisis. Do your homework and research the prices and get yourself a reputable agent (selling) or you could get a buying agent but there are fees. Now is a good time to buy if you can afford it. It does depend on the area too though most places in Australia have just started declining after a really big boom. Houses wont get cheaper when you think about the long term. Think back to when our grandparents bought there houses for 5-10000 they thought that was expensive and, its the same for our generation. You have to get on board some time if you are after an investment but it has to be right for you. Do lots of research get online and search topics about your area and surrounds, also research as much as you can about interest rates and that because that will be another you will need to decide weather to go variable or fixed. There really is no right or wrong time as long as you be smart and know exactly what you want to do. ;)
