Need help finding a company or supplier?

Do you need a fire door at the top of the stairs accessing a loft conversion?

I seem to remember that permanent access staircases to the loft used to require a fireproof door, as per UK building regulations, but looking at the new interactive planning guide (Basically, a guided tour of a virtual home that conforms to planning and building regulations), the staircase up to the loft conversion has no door at any point. Has the law changed, or is a door still required?

It all depends when your loft conversion was done. Under current regulations you need a fire door fitting to separate the first floor from the loft (the door can be at first floor level with a half hour rated staircase, or at the head of the stairs with a half hour rated wall/frame). This is not retrospective, so if the regulations at the time of carrying out the conversion did not ask for it, then unless there is a change of use or ownership, you cannot be made to do it. It is however peace of mind to fit one, along with smoke detection to the current standards - how much does a life cost?. Unfortunately landlords don't like to spend money (if you are renting)

How can we tell if our loft conversion is structurally safe?

WHen we bought the 100 year old house the loft conversion was about 8 years old and had no planning permission documentation.

If you are not sure than obtain the services of the local building inspector or hire an engineer to look at the conversion project. They can advise you of any deficiences that your conversion has so you can become aware of how much money it could possibly cost to remedy the situation. Did the previous owners disclose any issues of this conversion. All that should have been done in writing, either they knew or should have known if there were any problems. Seeing as they obtained no permit to perform this conversion, lends itself to legal juris. Hope everything turns out ok!

Is there a website with information on wiring a loft conversion?

I'm halfway through a loft conversion and want to put the wiring for lighting and power in so that I can fix the linings (plasterboard). I intend to have an electrician make the final connections for me but I want to install the wiring. Its actually quite a problem getting an electrician who can come sooner than about six weeks.

Call a pro, its not rocket science, but if you have to ask; a pro should be doing it. There are tons of helpfull books at most home centers to enlighten you further; no pun intended.

There are so many variables that only a local contractor can begin to give you a reasonable answer. As is the case with any construction job, you need to sit down and list exactly what you want and don't want. The more detailed the better. Then talk with a couple of reputable contractors to get costs and feasibility information. You will also, at some point, need a building permit and maybe a construction loan.

Can anyone suggest a good company for a loft conversion in Harrow?

I would like to have a loft conversion in West Harrow but do not know which companies to get quotes from, any suggestions of a good company or warnings about a company you have a bad experience with would help. Thank you.

I'm a builder and have converted lofts before, the cheapest I could do a basic Loft conversion for is £5000 & One with an en-suite etc would be nearer £20,000

is a loft conversion without a window in legal for a childrens bedroon?

hi i live in merseyside and im in the process of gaining a special guardianship for my younger sister . we have moved house and my partner has done a loft conversion into a bedroom for her but it hasnt got a window in it . social services are coming to visit soon and im not sure if her bedroom is "legal" can anybody help me please before i make her and my son swop bedrooms before they come out thanks

Its not against the law not to have a light in a childs bedroom. Their only concern will be ventalation so as long as theres pleanty of that and a good source of artificial light ie. lamps and what not then you'll be good to go. Maybe a tad on the depressing side for a child but totally legal. Hope this helps :)

I know that pricewise it will be a wide scope, but does anyone know about the cost of loft conversions?

If it's under the 10/12K mark then I'd be very wary. I'd estimate at least 15K for London prices. Some unscrupulous firms quote for flooring and walls - never mention that you need reinforcement of joists, fire-resistant materials or anything like that.

Increasing window size in loft?

Rather than go for a full-blown loft conversion, as my loft is already floored and I'm happy to use the ladder, can I easily increase the small (2 ft x 1 ft) window in size to flood the loft with more natural light? Need planning permission (I live in a non-protected, non-heritage zone; end-terraced house)? Estimated cost?

Detached garage conversion?

Ok, here's the issue. The house my girlfriend is currently renting a room at has already had a loft conversion, meaning that the house has gone from having 3 bedrooms to 5. I'm not aware that there were any issues with regards to planning permission but it was done some time ago apparently. Now the live-in landlord is converting a detached double garage into another bedroom so that his brother can stay. So I've 2 questions: 1. would this be against planning/building regulations and 2. are there limits on how many people can share an accomodation before the facilities have to be upgraded? If you can answer either of those I'd be really grateful!

The building must meet a minimum standard. It must comply and the conversion does require planning and building regulations permission. With regard to upgrading speak to social services they will tell you what the minimum expected standard is for the number of occupants. What about fire regulations? are stair wells protected? but that's another issue
