I assume you want a gaijin house (for non-Japanese). I've stayed in many guest houses, but the worst was: Tomato in Kyoto (Drity, noisy, careless staff, etc) If you e-mail me with which city you will be staying in, I will provide you with a list of wondeful guest houses and a list of ones to avoid.What are the good guest houses that you would recommend in Shillong?

A couple years ago, my wife and I renovated a guest house on our property, and are now earning about $900/mo in rent, which gives us an extra $9,000 per year in pre-tax income. We are in the early stages of planning a move. Our regular house -- assigning zero value to the guest house -- would probably sell for $625,000. How much extra should we add to the asking price of the house to take into account the rental income from our guest house?

I would say $700k-725k for both. If the guest house is at least 3br/1.5 bath, I may even suggest as high as $175k additional if it is in a very pricey neighborhood. Good luck with it!How would you heat and cool a guest house that doesnt have the space for a regular unit?

You could try using a ductless AC system. Some of them also come as a heat pump which will do AC and Heat both. If Natural Gas is available, you might want to consider having a nice gas fireplace installed. The Gas Fireplace would best suit an open concept type of guest house. If there are any long hallways leading to distant bedrooms, the fireplace wont work so well. Then maybe try using a few electric baseboard heaters. The ductless AC system is probably right up your alley though. Good luck.How does a tourist get the key to the guest house?
Hello. I know someone who is opening a guest house and they have a question: If you own a guest house and you work, how does the person renting the guest house get the key to the house? Bare in mind that the owner works and therefore cannot leave work to deliver the key. Also, the guest house is for tourist and not locals. Therefore, its not like the tourist can meet the owner. Please offer suggestions on how it is done or how you think it can be done. Thanks so much!

I have had several vacations in Orlando Florida and we have always stayed on guest houses. The company that rent us has an office near their houses and the normal procedure is that the person renting had to go to that office where the company personnel will provide orientation, check if there was any problem on their arrival, give them emergency contact numbers, give them recommendations for tours, give a map and directions to the house, remind them the house rules and finally give them the keys. That's a professional way to conduct business and will be expected by anyone renting a house. I do remember that one time our flight arrived at 6pm, after the office operation hours and what they did was to send us all the orientation by email, leave us the keys on a safe box installed on the front of their office, they give us a code and we open the box with the code and took the keys. We still jocke about our "mission impossible" vacation. I think good way to help your friend is to install a discrete keyless door lock in the front of the guest house and give the code to the renting people. Such door locks codes can and should be changed after every rental. They are not very expensive, 300$, and are way less expensive than running a customer service office. There should be instructions on how to get the key to the guest house before the arrival. For the front and for the room. For example, room #4 with key to the front in an envelope, either the owner has to decide to put in a place that the tourist(s) will know about. If a number of tourists come at about same time, there should be envelopes with names on it and all that so to be safe. It can be left under a doormat or on the ledge but it has to be out of other peoples' sight or have a trusted friend/family member deliver, even it be a neighbour but s/he has to be trusted.What size water heater for a guest house?
I have a small guest house with a shower and sink. Also my main laundry room is on one side of the guest house. What size hot water heater would i need for the laundry room mostly and the occasional guest? I only have one 220v outlet for my dryer. so i would need a 110v water heater.

In my own personal experience, i wouldnt even consider a water heater. Have you considered a "tankless" water heater? The up front cost to a tankless is a little pricey, but the overall savings are HUGE! I have a guest house that had a water heater(30 gallons) and the main house had one(40 gallons) as well. I took them both out and exchanged it for a nice size tankless($900). I installed it myself as i am an intermediate DIYer(saved big here). Not only by saving on my gas bill(cut it in half), my old main house water heater was in the kitchen, removed and discarded.... i have about 3 feet more room in my kitchen. As for the outside one, i now have that unsightly gas sucking thing gone. Of course i live in the city, so this may not be practical in all cases. Hope this helps! Try getting listed on one of the large portals like booking.com, they can fill your guest house pretty well. Perhaps you could consider google adwords, or setting up your own website and getting it ranked in google for something like "guest house gatwick airport". Cinema advertising seems like a glamorous idea, but you need to look at the return you are likely to get on your investment. If it costs 30 quid a month, go for it, but I suspect the cost will be rather higher, and realistically how much business are you likely to get from the ads (I suspect very little)How do I get Internet service in a guest house?
I live in a guest house. The people in the main house have internet through comcast. Its not wireless. They said the last guy that lived there was able to piggy back off of their signal. How do you do that? Do I need my own modem or a a router?

Depends on the distance to the guest house. If wiring has not been run out there, I would suggest giong with a wireless router, and if you computer is a desktop, using a wireless adapter (internal or external). Just make sure its not too far away for a wireless setup. Buy the stuff locally so you can return it easily if things dont work out
